BACKGROUND
Michael Lipkin and David Warner have worked and designed together since 1981 and established the Lipkin Warner Design Partnership in Aspen, Colorado in 1989. While the office primarily designs mountain houses, our sensitivity to domestic scale and lifestyle has led to multi-family, school and town planning projects where a similar focus on the individual and family is expanded to the workings of a community. The numerous awards and publications of the work of Lipkin Warner can attest to the high standards of the office.

PROCESS
The small size of Lipkin Warner Design allows us to combine a traditional, service oriented approach to the design process with state-of-the-art computer aided technology. This enables both partners to stay actively involved with each project throughout the process. The office is organized into teams that work together to design, document and administer each project. By working extremely closely with both the owner and a selected contractor throughout the design process, we are able to guarantee that the owner's design expectations and budget remain compatible thus eliminating unpleasant surprises during construction.

DESIGN
We have no signature style, but do have a very specific approach to design which allows your buildings to evolve from a thorough understanding of the clients' program and personalities, the site, the budget, and appropriate examples of regional architecture. We rely on three-dimensional drawings and models to insure both our clients' full understanding of the developing design. Our commitment to the process allows each project to develop its own unique set of concerns, ideas, and images.

RISK MANAGEMENT - COST CONTROL
We are best able to minimize risk and control costs by designating a general contractor during the schematic design phase. We can work closely with our clients to select a general contractor based on their track record for providing quality and value, and their chemistry with our office and our client. We look to the contractor to produce a schedule of values at the completion of the schematic design phase and a detailed bid at the end of the design development and construction document phases. We maintain competitive pricing by having our general contractor solicit up to three bids for each trade. The team is constantly analyzing the bids and refining the budget.
